Plan Amendment 2024-II-1FC (Fairfax Center Area Land Unit K) and SSPA 2023-II-2F (Fairfax Center Suburban Center Sub-units J1 and J2, Phase I Study)– Staff Reports
The following Staff Report has been posted on the Department of Planning and Development Website, Proposed Comprehensive Plan Amendments page:
2024-II-1FC: Fairfax Center Area Land Unit K - On June 25, 2024, the Board of Supervisors authorized the consideration of a Comprehensive Plan amendment for Land Unit K of the Fairfax Center Area. The study area concerns properties generally located south of I-66, north of Route 50, and west of the City of Fairfax in the Springfield Supervisor District. The area is currently planned for office use at 0.25 Floor Area Ratio (FAR) at the baseline and 0.5 FAR at the overlay level. The amendment will consider a mixed use development option including residential, office, hotel, retail, and self-storage uses, while emphasizing coordinated site design, open space, interparcel access, and supporting infrastructure. Recommendations relating to the transportation network may also be modified.

SSPA 2023-II-2F: Fairfax Center Suburban Center Sub-units J1 and J2, Phase I Study - On April 11, 2023, the Board of Supervisors authorized the consideration of a Comprehensive Plan amendment for Sub-units J1 and J2 of the Fairfax Center Area to evaluate the recommended mix of uses and densities. On April 14, 2026, the Board re-authorized the study into two phases to allow consideration of two near-term planning proposals in an initial phase, while keeping the larger study on the Work Program for a future phase of study. The study area concerns properties generally located southeast of the intersection of Route 50 and Interstate 66 in the Braddock Supervisor District. The area is currently planned for office use up to 0.15 Floor Area Ratio (FAR) at the baseline and up to 0.70 FAR at the overlay level. The amendment will consider two site-specific options: single-family attached and stacked townhouse residential use at a density up to 20 du/ac (dwelling unit per acre) at 4035 Ridge Top Road, and self-storage use at an intensity of up to 0.70 FAR at 11301 Route 50. Recommendations relating to the transportation network may also be modified.
